BCNREB reports real estate rebound in Fort St. John during second quarter
Despite a decline in the first quarter of the year, real estate sales in Fort St. John are now higher than this time in 2023, according to the BC Northern Real Estate Board (BCNREB).

FORT ST. JOHN, B.C. — Despite a decline in the first quarter of the year, real estate sales in Fort St. John are now higher than this time in 2023, according to the BC Northern Real Estate Board (BCNREB).
Per the board’s latest quarterly news release, 331 properties sold in Fort St. John by the end of June 2024 with a combined worth of $120 million, compared to 293 properties with a combined worth of $117.2 million by the end of June 2023.
That includes 140 single-family homes, 41 half-duplexes, 25 parcels of vacant land,25 homes on acreage, 20 manufactured homes on land, and 15 manufactured homes in parks.

The single-family homes sold in the first half of 2024 in Fort St. John have had a median selling price of $382,500 and took an average of 65 days to sell.
As of the end of June, there are 509 properties of all types listed for sale on the BCNREB’s Multiple Listing Service, compared to 570 at the end of June 2023.
The board reported a total of 2,286 properties sold across its coverage area during the first six months of 2024, up from the 2023 sold in the first two quarters of 2023.
“Sales in the BC Northern region rose to their highest level since Q2 of 2022 in the second quarter of 2024,” the report reads. “At 1,021 sales on a seasonally adjusted basis, housing market activity in the region was just 3 per cent below the historical average level last quarter.”

The average sale price reportedly rose by seven per cent compared to last quarter, to a new record of $434,000 in the second quarter, $3,000 higher than the previous record set in the second quarter of 2022.
Meanwhile, in Fort Nelson, 26 properties have changed hands in the first half of 2024, down from 42 last year.
130 properties are currently up for sale on the BCNREB’s Multiple Listing Service in Fort Nelson, up from 104 at the same time last year.
