As a real estate agent and investor for over 10 years, I would love to find you the perfect investment property in Fort St. John.
My Investing Story
When I was in my early 20s, I had some savings, but my mom worried that I would spend it all without guidance. So, she contributed $12,000 of her own money, borrowed $3,000 on a credit card, and we invested in our first property, which initially had a negative cash flow. Despite my mom’s desire to sell the property, I convinced her to hold on, and within months, it turned into a positive cash flow of $200 per month. I realized the value of investing in such properties and later, after reading Robert Kiyosaki’s book, “Rich Dad Poor Dad,” I decided to seriously pursue real estate investment. One of my properties now generates over $2000 per month!
What to Look For?
When it comes to investing in FSJ income properties, I look for properties that are currently rented with quality, clean tenants in good locations, where the rent collected exceeds the total expenses, so… cash flows. Ideally, the property should not need immediate expenditures or renovations, unless you get it at the right price. Additionally, properties with plenty of parking and laundry on the premises tend to attract quality tenants at top dollar.
Self Management vs Property Management
Once you own an investment property, careful planning and management are key to renting it out successfully. This includes maintaining and upgrading the property to make it appealing to potential renters, setting competitive rental prices, effective marketing, and finding reliable tenants. When it comes to property management, you have the choice between self-management or using a property management company. Either way, it’s important to know all the rules around property management to best manage your investment.
