BCNREB quarterly report shows more than 500 properties sold in Fort St. John this year

Fifty more properties have been sold in Fort St. John so far this year compared to this time in 2023, according to the BC Northern Real Estate Board’s (BCNREB) third-quarter report.

FORT ST. JOHN, B.C. — Fifty more properties have been sold in Fort St. John so far this year compared to this time in 2023, according to the BC Northern Real Estate Board’s (BCNREB) third-quarter report.

The report says 509 properties with a combined value of $189.2 million have been sold in the city as of September 30th, up from the 459 properties worth $181.4 million sold in the city by the same date in 2023. 

This year’s figure reportedly includes 214 single-family homes, half of which sold for less than $380,000. Those homes spent an average of 65 days on the market before selling.

Beyond those properties, 59 half-duplexes, 40 homes on acreage, 36 parcels of vacant land, 36 manufactured homes on land, and 24 manufactured homes in parks have also been sold in the city this year.

According to BCNREB, 3,605 properties have been sold across its coverage area in the first nine months of 2024, up from the 3,349 sales reported during the same time period in 2023.

“Sales in the BC Northern region in the third quarter of 2024 ticked downward following strong activity in the previous quarter,” the board’s report reads. “At 994 sales on a seasonally adjusted basis, housing market activity was 6 per cent below historical averages, while remaining at a near-identical level to Q3 2023.”

The average sale price fell slightly to $432,748, just $1,252 below the all-time record set in the second quarter of this year.

In Fort Nelson, 41 properties have changed hands so far this year, down from 57 properties in the first three quarters of 2023.
