BCNREB year-end report highlights housing market uptick in Fort St. John for 2024
Fort St. John saw 63 more properties change hands in 2024 compared to 2023, according to the BC Northern Real Estate Board’s (BCNREB) year-end report.

FORT ST. JOHN, B.C. — Fort St. John saw 63 more properties change hands in 2024 compared to 2023, according to the BC Northern Real Estate Board’s (BCNREB) year-end report.
648 properties worth a combined $243.4 million reportedly sold in Fort St. John in 2024, up from the 548 properties worth a total of $235.5 million in 2023.
Of those homes sold in 2024, 275 were reportedly single-family homes, and half of those sold for less than $380,000.
72 half-duplexes, 49 homes on acreage, 45 manufactured homes on land, 42 parcels of vacant land, and 28 manufactured homes in parks were also sold in the city.
BCNREB is reporting 4667 property sales across its entire coverage area for the year, with a combined value of $1.9 billion. That’s up from 4229 sales and $1.7 billion in 2023.
“At 1,096 sales on a seasonally adjusted basis, housing market activity was 2.7% above historical averages and 23% above the level of [the fourth quarter of] 2023,” the report reads.
“With 1,759 active listings at the end of December 2024 [seasonally adjusted], the region is roughly 25% below what we consider to be a healthy, long-term level of inventory.”

The average sale price reportedly declined to $424,814, 1.8% below the third quarter of 2024.
Meanwhile, in Fort Nelson, 51 properties changed hands over the course of the year, with a combined value of $15 million.
